1. Seller
Real Estate Scenario Calculator (“the Service”) is provided by Real Estate Scenario Calculator(“we”, “us”, “Seller”), operating as an individual sole trader. By accessing or using the Service you (“User”) enter into a binding agreement with the Seller.
2. Acceptance
By creating an account or continuing to use the Service you agree to these Terms. If you do not agree, do not use the Service. You confirm that you are of legal age and, where applicable, authorised to bind the organisation you represent.
3. The Service
Real Estate Scenario Calculator is an educational what-if model that lets the user enter their own assumptions (capital, rent, inflation, property prices, etc.) and compare how those assumptions evolve over time across several real-estate scenarios (own home, bank deposit, long-term rentals, flipping, short-term rentals). The Service does not provide investment, financial, tax or legal advice, does not produce trade decisions or recommendations, does not source or execute any transaction, and is not a regulated investment-advisory, brokerage or dealer service. All outputs are arithmetic projections of user-supplied inputs. Free users may run calculations with limited persistence; Pro users (paid subscription) unlock saving, history and additional scenarios.
3a. No advice
Nothing in the Service constitutes investment, financial, tax or legal advice or a recommendation to buy, sell, hold or otherwise transact in any asset, security or property. The Service does not take into account your specific financial situation, objectives or risk tolerance. Past performance does not guarantee future results. You are solely responsible for any decisions you make. Where appropriate, consult a licensed financial, tax or legal adviser before acting on any output of the Service.
4. Acceptable use
You must not misuse the Service. In particular you must not: (a) use it for any unlawful, fraudulent or deceptive purpose; (b) infringe intellectual-property or privacy rights; (c) attempt to gain unauthorised access, probe, scan, scrape or otherwise interfere with the security or integrity of the Service; (d) upload malware or harmful code.
5. Account
You are responsible for keeping your login credentials confidential and for all activity under your account. You agree to provide accurate information and keep it up to date.
6. Intellectual property
The Service, including its software, design, content and branding, is and remains the property of the Seller. We grant you a limited, non-exclusive, non-transferable right to use the Service within your selected plan. You may not copy, reverse engineer, resell, redistribute or circumvent technical limits of the Service.
7. Payments & subscriptions — Paddle as Merchant of Record
Our order process is conducted by our online reseller Paddle.com. Paddle.com is the Merchant of Record for all our orders. Paddle provides all customer service inquiries and handles returns.
Payment, billing, tax, cancellation and refund mechanics are governed by Paddle’s buyer terms, available at paddle.com/legal/checkout-buyer-terms. Subscriptions renew automatically at the end of each billing period until cancelled. You may cancel at any time via the customer portal; access continues until the end of the paid period. Prices are shown in EUR and may include VAT where applicable.
8. Service availability
We aim to keep the Service available but do not guarantee uninterrupted or error-free operation. The Service is provided “as is” and, to the fullest extent permitted by law, all implied warranties (including merchantability and fitness for a particular purpose) are disclaimed. The Service is for informational and educational use only and does not constitute financial, investment, legal or tax advice; investment decisions are your sole responsibility.
9. Suspension & termination
We may suspend or terminate your access if: (a) you materially breach these Terms; (b) payment fails and is not cured; (c) we reasonably believe your activity poses a security, fraud or legal risk; or (d) you repeatedly or seriously violate our policies. On termination, your right to use the Service ends; you may export your data within a reasonable window before deletion.
10. Liability
To the maximum extent permitted by law, the Seller’s aggregate liability for any claim arising out of or relating to the Service is limited to the fees you paid in the 12 months preceding the event. We exclude liability for indirect, incidental, consequential or special damages, including loss of profits, data or goodwill. Nothing in these Terms excludes liability for fraud, death or personal injury where such exclusion is prohibited by law.
11. Governing law
These Terms are governed by the laws of the Seller’s jurisdiction. Disputes will be resolved by the competent courts of that jurisdiction, without prejudice to mandatory consumer-protection rights.
12. Changes
We may update these Terms from time to time. Material changes will be communicated via the Service or by email. Continued use after a change constitutes acceptance.
